Process for Parcel Splits Being Reviewed Per the Ashland County Subdivision Regulations, Parcels Splits Being up to and Including Twenty (20) Acres


Preliminary Application and Review

Lots to be subdivided are subject to the Subdivision Review Committee for a preliminary review. A Preliminary Review Application must be filled out and a Zoning Inspectors signature and date on said application before sending to the Planning Office for review. A Tax Map and an aerial of the area along with a drawling that will reflect the parcel splits being presented shall be attached with said application. The Planning Office will confirm a meeting date by a phone call to the contact person as noted on the Preliminary Review Application. The Preliminary Review Committee consists of the County Engineers Office, Soil and Water, County Health Department, and the County Planning Office. These departments review the subject parcel or parcels to be subdivided as to any issues that the parcel or parcels may or may not have and as to the zoning unto which that parcel or parcels may fall within.

Parcels will be reviewed for:

  • Driveway access point
  • Any concerns with surface water flow
  • Any issues with placing in a sewage system
  • Any issues with 100 year flood areas per Flood Insurance Rate Maps
  • Reviewing per County Planning Subdivision Regulation requirements
  • Zoning requirements per Township in which split is being done

Final Application and Review

Parcels that have gone through the Preliminary Review process, after being approved, will then move forward to the Final Review process (Parcel splits that have been denied approval, may seek to go through the variance process). The Final Review process is when the parcel splits are to be accompanied by a survey and description that will describe the parcel splits that are being subdivided and being prepared by a registered Surveyor with the State of Ohio.

Parcel splits will need the Township Zoning Inspectors signature on the Final Review Application under Zoning Inspector before starting the Final Review process.

All Final Review Applications for the parcel splits will then be sent to the Planning Office to start the review. When the review is finished, Planning will contact the contact person as noted on the Final Review Application. The Final Review for the parcel split will be released after payment.
