Exempted Lot Split Application Process

For Land Owners

To split off a portion of your land that does not conform with the requirements of the Ashland County Subdivision Regulations and to be transferred to an adjoining landowner, you will need to apply for the split using an Exempt Lot Split Application Form. Understand that this process can take several weeks. Please read through the following directions and procedures to understand what is involved:

1. Contact a surveyor through whom you would like to work. You may view a list of area surveyors here.

2. Once the surveyor has surveyed your split, he or she will submit an application for an exempt parcel and other required materials to the Ashland County Planning Department for review.

3. Once the Planning Department has reviewed the split, the Planning Department will send the application packet to the Ashland County Tax Map office for review. The Tax Map office takes approximately a week or so to review applications, but this time frame is not guaranteed. If corrections need to be made to documents in the application packet, the Tax Map office will contact the surveyor concerning this. Once all documents are acceptable, Tax Map will approve the application.

4. At this point, the Planning Department will receive the application packet and contact the surveyor to let him/her know that the split has been approved. A $20 fee must be paid (cash or check only) to Ashland County Planning per exempted lot split application, and then the approriate contact person may pick up or be mailed all original documents. Copies of documents will then be filed with the Planning Department and the Tax Map office.

 

For Surveyors

Surveyors must submit an exempted lot split application packet to the Ashland County Planning Department. The following must be included:

II. Review and Processing

Once the application packet is received, the Planning Department and the Ashland County Tax Map office will review all documents for approval. The Planning Department will contact the main contact  person indicated on the application form once the application has been approved and processed. A fee of $20 per exempted lot split must be paid, after which the designated appropriate person will receive all original application documents. Payment (cash or check only) and  document pick up may be done in person at the Planning Department office or via mail. Once payment is made and original documents are received by the appropriate person, the Planning Department will deliver copies of the final plat(s) and description(s) to the Tax Map office.
